Miami Luxury Real Estate Agent | What Defines a Luxury Home?

Miami Luxury Realtor Discusses What Makes a Home “Luxury”

Miami Luxury Real Estate Agent Explains What Defines a Luxury Home

From amenity-rich urban condos to restorative private retreats, Nick Robinson of RGL Real Estate specializes in working with people seeking to sell or purchase a luxury property in Miami. However, just like with any other descriptive word, the word “luxury” is frequently overused, and the true meaning can get lost. So, as a Miami luxury Realtor, what do we believe defines luxury real estate?  Is it defined by price point, amenities, location, size, a combination of all those things, or something more?

What Is Luxury Real Estate?

Defining luxury real estate can be difficult because there is no specific or set list of features that makes a property luxury, and defining features can vary across different markets. This is because buyer trends highly impact what makes a property luxury.

Price Point

Luxury homes, naturally, begin with property value. According to The Institute for Luxury Marketing, a luxury home is generally valued within the top 10% of the local real estate market. A high price point alone, however, won’t put a property in the luxury category.  Many experts classify luxury properties as properties priced at $1M and above. However, the location of the property can greatly determine if a home priced at $1M is actually luxury.  For example, a $1M home in Miami's most prestigious neighborhoods may actually be a teardown and need a full rehab to make it actually physically a luxury property.

Location

One of the most common determiners of a luxury property is its location. As real estate agents in Miami Florida, RGL Real Estate has the enviable opportunity of working with high-end homes in some of the most prime locations in the world. Florida is a highly sought location for its warm weather, waterfront properties, and easy access to area amenities.

Property Size

Typically, luxury homes have greater square footage. This is to accommodate larger spaces and additional dedicated spaces for things such as home gyms, theater rooms, staff quarters, home offices, corporate satellite offices, and other specialized spaces. Outdoor spaces also need to be large enough to accommodate top-of-the-line amenities such as large pools, tennis courts, accessory dwelling units, putting greens, and more.

Premium Finishes

The use of premium materials and high-end finishes is another defining factor of many Miami luxury properties. From marble countertops and custom and hand-crafted cabinets to artisan sinks and imported tiles, no detail can be overlooked.

Amenities

Though there is no shortage of amenities in luxury homes, they can vary from property to property. Popular luxury home amenities include things such as at-home spas rooms, corporate media rooms, wine tasting rooms, fully equipped outdoor kitchens, infinity pools, high-end security systems, and home automation.

Distinctive Designs

Homes designed by prominent architects or are otherwise distinctive by design are also a defining feature of luxury properties. However, homes may reflect the very specific tastes, needs, and desires of their homeowners and require finding equally specific buyers.

Prestige and History

Florida has a rich history that is carried on through the properties. Whether designed by well-respected architects, has historical significance, or previously owned by a celebrity, any home that has a special story to tell adds a layer of desirability to a property.

Choosing a Luxury Real Estate Agent in Miami Florida

The real estate market in Miami is highly specific and competitive and can be difficult to navigate. Because of this, it is important to work with an experienced luxury real estate agent that intimately knows the area and the market and understands the needs and interests of the luxury home buyer or seller.
